3. What kind of building classifications do landlords use?

 

Office buildings in Dallas, TX, are typically classified in three groups: A, B, and C. Class A are the best buildings with the most prestige. More often, they have new amenities, new construction, or new updates. These buildings are usually recognizable, and carry a premium for their spaces. Class B are standard buildings with average rental rates for the area. Class C buildings are those competing for tenants requiring functional space at rents below the average for the area. Industrial/warehouse space is usually in buildings zoned for industrial or warehouse use. Retail space can be leased by office use, but typically have a "storefront" appearance.

 

4. What are USF and RSF?

 

This refers to Usable Square Feet vs. Rentable Square Feet. USF is the amount of the space that you can actually occupy. The RSF refers to the USF plus a portion of the common areas, such as hallways, that you are charged for. Rent is typically based on RSF, even though you are only occupying USF. 5 . My lease is "+E." What does that mean?

 

This means that in addition to your monthly rent, you will also be paying for your share of the building's overall electrical usage. This is typically calculated by taking a given year's electrical usage (called the Base-Stop year) and dividing this number by 12. You then add this amount to your monthly rent. 6. Are commercial leases standard?

7. I need to renew my lease. Do I still need you?

8. Can I do my own commercial lease?

 

You can, but it's probably not a good idea. You may do a few commercial leases in the course of your business. Our firm locates and negotiates leases day in and day out.
